    Ice building up on bay walls

    We use a rubber mallet to break the ice in a few spots, and then use the SS wand on high pressure rinse to pop it off (starting at the areas cleared with the mallet). We have to do this continuously throughout the winter.

    We had an issue with our phone line out to the WSII. We were flooded (twice, in 06 and 11) so I don't know if that contributed.     Weather closing

    When it dips into single digits and below we usually close. Our IBA doors sometimes freeze in the open position in those temps, and we have problems with our SS weep not keeping up if there is any kind of wind chill in addition to those temps.

    We also use a handy clam. We have (4) 1,000 gallon tanks, so they are fairly deep. Have a tractor that stays at the wash for moving mud that is removed from the pits.

    Unrealistic asking prices

    Those Owners are the same type of people that approach me all the time to tell me they'd love to own a carwash.... seems like the perfect business... "just show up and collect the money" they tell me. They don't realize you have to put a lot of blood sweat and tears into it, to keep it viable.
