@Here2Wash You didn't mention what kind of wash you have but lets say if you had a conservative IBA using 50gallons per car then 2300/50 is 46 cars. I think most IBA's use way more water than that. For perspective I don't own a wash but I am working on it. Maybe some others with way more...

Unsure why this is still an issue for folks, it literally taxes minutes to file and gives less info then tax returns.

@Keno good to know. The Parking spot shown above is 24' long and that's an 8 foot bed dual cab truck in the image. Let's hope it will be ok. Site is really tiny.

I use the takagi ones at my house and the water is pretty hard. They last about ten years. One runs the house potable water the other runs the radiant floor hear. I buy them at supply house dot com

@Blanco I appreciate your feedback. I just don't have the space on this small lot to do what you are suggesting. The vehicles in that pic are 23' long 8' bed trucks.

We met with our city planner and got preliminary approval for our site plan. This was a huge win because the city has a 60 foot wide easement and wanted the sidewalk pushed way into the property, the dashed line near top vacuum. We got them to allow sidewalk next to the road

@Danpelligrino thanks for the feedback. I'd love to know more about your chemical journey. What soaps you tried and what did you eventually land on etc. I get that it's not going to be a fairy tale with this petit in terms of CPH. Im trying not to be niave about it and have asked a lot of owners...

@Danpelligrino Thanks for your reply. I'm going to build two bays and equip one for now. I keep hearing the same thing you just said and I'm trying to future proof the sight as our town is growing.

My lot is weirdly shaped but I own it outright so it's going to have to suffice. Here is a preliminary site plan for double long bay petit.I'd like to have more stacking but it is what it is.
