    SS/IBA Valuation

Again, very small town so land values aren't anything near that of a bigger community/city. The wash sits on a corner lot in town right next to the only gas station. The parcel is almost .75 acres. I just looked up the "value" of the land which is $38k, total of $146k including the building...

    SS/IBA Valuation

Hey everyone, thanks for your input. There has been a development. The realtor was mistaken in what the gross numbers were. Turns out the wash does $152k gross per year and this is documented on tax returns. It has done about $150k each over the last three years, so I would say that is the...

    SS/IBA Valuation

I recently moved to a smaller town and noticed that the car wash is for sale here. It has four bays, 2 are self-service, 2 are In-Bay automatics. Car wash was built in 2010 and is extremely well taken care of, basically looks brand new . I have the last three years of income and expense...

    What's it worth!?

I completely agree, even though the numbers show a nice return percentage wise, it still isn't much in terms of the risk involved. Now if this place had room for significant growth, that is a whole different story. Thanks waxman and robert for all the input in this and my other thread.

    Locating an acquisition

I totally agree that being the boss is entirely different than helping out. What I was pointing out is that I do have the experience in the day to day activities. I also have several years experience being the "boss", albeit a different business. I never once claimed to know it all.. Isn't...

    Locating an acquisition

I can tell you right now that I know the work that goes into it, I grew up with my family owning a car wash and was always helping out. But yet again, I do appreciate the input. If you ask me, it sounds like you may be fed up with having a car wash, and I mean that in a non-confrontational way.

    What's it worth!?

I just got some more information regarding this wash. It appears that gross sales are always, for the past 7 years, right around the 80K range. Their mortgage payment is between 40-45K, which ends up showing them a net profit of $0 after other expenses are subtracted. The guy I spoke with...

    Locating an acquisition

That was my thought as well. Sometimes people/owners need that extra push to realize it's time to sell.

    What's it worth!?

So I just started a thread about how to find existing car washes for sale, but need to touch on a car wash that is already listed for sale in the area I am looking. The current car wash (built in 2004) has 3 self-service bays and one touch-less automatic (not sure exact model). It is located...

    Locating an acquisition

Hello everyone, I am new here and this is my first post. Let me first give you a little information about myself. I am 32 years old and a chiropractor in Iowa. I am getting to the point where the profession is giving me more headaches than enjoyment and am looking for a way out. The car wash...
