55 MPH 4 lane road

Hello. Im looking at a site for sale. 22,000 ADT, 4 lanes(1 turning lane), 55mph road, 5 mile population of 60,000, it is "on-the-way-home" and well maintained equipment. Currently 4 self serve bays. I would like to add an IBA, the only IBA's in the area are about 4 miles and on the other side of town. But my biggest concern is the 55 mph road. Have any of you had luck on a 55mph road or would you likely stay away? Also how much could that affect projections going off of the standard 3/10ths of 1% of ADT? Any input would be helpful!
 
I think the speed limit is too high. 55 means they go 70+. The road in front of my wash is 45 mph with only one lane in each direction. It's difficult sometimes for customers to pull in and out and I can't imagine them pulling in and out safely on a 55 mph road. For me that would be a dealbreaker.

Thanks for the input waxman! I feel the same way. Its right after where it goes from 45 to 55 to so everyne punches it. and its kind of hidden from 1 direction because of the extra building. Its a bummer too because i live 2 miles from there
 
The extra building is a problem. If it was removed the location might have a chance. As of now the wash is secondary to a garage.
 
At the very least you’ve identified an area of need for a Carwash, but I agree with everyone else...this property isn’t it.
