Consolidation is creating exit strategy opportunities for certain carwash operators.

As developers continue to build new washes and small chains roll-up existing sites to form regional networks or to sell to a consolidator, opportunities in those markets will eventually dry up.

Remaining will be infill opportunities such as remnant land and existing full-service and self-serve properties with the characteristics to support express or flex-serve formats.

One characteristic buyers look for is good reputation. For example, does the business donate to charities or participate in or sponsor local community activities.

Does the company have excellent books and operating records? Is the company in compliance with OSHA, EPA, EEO, etc.? Is there history of stable or steadily increasing sales? Does the company have responsive website, phone app, mobile marketing strategy or loyalty rewards? And so forth.

Pundits have said this can be a good time to sell a carwash that has the potential for a higher and better use as a carwash site.

Food for thought
