New property revenue concerns! Ideas!

I just recently acquired a new location a after a month of operation my numbers are really weird. On average my other washes have always done Approx. 10-15% vacs and other self serve bays/ automatics etc. This particular wash from all there finacials showed exactly the same thing over the period of two years. However, i have a attendant who handles cleanup and I go to this location twice a week on wensday and sat or sun. Generally on wen afternoon it shoots thru roof and may be 50% vac revenue. Then on sat and sun has generally fell back in place. The vacs revenue also falls within there taxes but bay does not on these weird times (if it averaged out like other days revenues would be approx inline across the board) Therefore, I had came to conclusion I had someone who still had a key. The bays have 2 locks a medeco plug log and a heavy steel plate with a abus lock. So I change abus locks with another location of mine the first time I went to check it bam turned out percentage wise right and revenue was where it was expected to be. Then fast forward and the next time all of sudden back to the other scenario. I put some marked qtrs in this time and working on cameras but to cut this short has anyone else has scenarios like this (and my vacs are way two cheap .50) where they have saw there revenue bounce like that. And most importantly has anybody (maybe conspiracy thinking here) had anyone be able to bump key this type of locks effectively enough they could be stealing money or have they every saw anyone maybe vac from meter box coins from vaults. I don't suspect the previous owners but am concerned if maybe somebody who has done work for them may have some in here to be able to steal. This may seem far fetched but in ten years and 5 washes the statistics of it just does not work? Any advise or maybe some Ingenius way they maybe able to steal these monies?

I wouldn't put much faith in those ABUS locks. One of the suppliers actually has listed the available key #s. There are not that many. I looked through the list and saw that I had owned most of them through the years. This told me that someone could order one of each and have the keys to most car washes locks.

I just went to that suppliers site. They still list the #s. There are only 13 and I have 6 of them. Heck, I may be getting your money.

I always advise a new owner to change all the locks at the wash. Keys have a way of showing up in the wrong hands.

And I did change all the locks except the medeco but that's a easy fetch if they have that key and easily able to get abus keys or have them

What about locks on the meter box doors? Have you changed those? I have also bought some Abus type locks at Keymart. Much cheaper and perhaps keys not as widely circulated. Much less expensive as well. One difference, out of 100 in service I don't think i ever had an Abus fail. I have had 3 or 4 of these fail over the years.

Masterlock makes an equivalent to the Abus puck lock - you can order some keyed alike then order more with the same key number, and there are 100,000 different keys to them.

I have seen past employees block and collect coins in the meter box before it can go into the coin box!

So have I:
