Partnering with a Current Wash Owner/Operator

It's a very long winded discussion as the equipment (super comets x2 and 4 bay pump stand, along with every other item) are original to 2006 and the business suffers from poor customer service and the failing equipment. It needs a total revamp however the owner is working with a capital finance group whom is obviously trying to inflate the value to pad their commission. An option is potentially partnering with the owner with buying him out in 3-5 years, unless they sell for a price tha'ts actually 2x or less than the revenue, considering it needs at least 3x in revenue spent on upgrades/repairs.
