I have visited two Express Exterior wash sites recently that combine retail store spaces with an Express Exterior Car Wash. One is in the LA area and one is in central California. The one in the LA area has 4-5 retail spaces for rent with the Express Car Wash at the rear of the retail spaces. The other is very similar with the EE wash at the rear of a Bakery/Deli store. That gives the owner of the property two sources of income and does not put such a big burden on the EE to produce a high volume of cars to make the commercial property a viable business. I think this is very good planning and creates many more opportunities that are available for the EE business model to succeed. These combinations of retail and EE would create the traffic that is necessary for each commercial entity to survive in a very competitive market.
