Rule of thumb for selling a car wash for land value

Can anyone give advice on how to price or get a number based on lot square footage - Potential convenience store interested in buying my wash as a tear down and building on top of it. Anyone have experience or advise on how to discuss price?

It will depend on your location. I sold a wash last year because the buyer wanted the land. I sold for double the amount per square foot compared to existing land values. If you sell make sure you get to remove anything you want as they will just scrap it anyway.
