Thinking about building a express style tunnel 75 feet with touch free

I have been in the business for 10 years but never bought land and built before. I am looking at a piece of property thats $799 on a busy 4 lane highway, they are adding a light at the property but it wont really help exiting on to the main road, the exit entrance will be on the side road. The side road had about 7k daily traffic with the main road having around 35k daily.

There are 2 tunnels near by but being touch free I will be a different market. One of the tunnels was a Zips so I am not really worried about them the other does a nice job and would be close to a mile away

The land is already paved as it was a parking lot for a restaurant which is now a doctors office. They are building a new mall about 500 feet away, there is currently a big gym, and 4 restaurants within 200 yards, the side road is a feeder to Home Depot. Any thoughts on getting into the site around $1.5mil? I figure I will avg $12.5 a wash as thats what I do at my other sites.

75 cars a day at $12.5 would be a good was IMO

There is one other touch free a couple miles away but its an older style machine that takes about 5 mins and there is no stacking
 
I've seen a few sites like I think you're describing with Petit machines. Paystation, longer building (tunnel), free vacs.

Land is $800k. And you want to be all in for $1.5M? So that leaves $700K for soft costs, construction, equipment and install?

Not sure where OP is located, but I def know that isn't enough money to accomplish where I'm at, and probably wouldn't be doable almost anywhere in the country.

I'd say you're about $500K short.

yeah not doable on that site, I found another close by just not on the same road but good visibility for $550.

I don't know what the price of a building would cost but I would want block due to being on the coast in the SE, I was told to figure $11 a block but don't know how many blocks would go into it.
 
My advice is to never skimp on the land (location). Always buy the best location possible. You can cut costs somewhere else if needed, but you can never change the location.

And you can't market a B or C location into an A location.

Yeah we have the land picked put, working on building and infrastructure cost now, looking like I will be in the $1.3- $1.5 cost. Thats such a huge number to me would need 65 card a day to make any money at all. That just seem like an astronomical to me
