I have been in the business for 10 years but never bought land and built before. I am looking at a piece of property thats $799 on a busy 4 lane highway, they are adding a light at the property but it wont really help exiting on to the main road, the exit entrance will be on the side road. The side road had about 7k daily traffic with the main road having around 35k daily.
There are 2 tunnels near by but being touch free I will be a different market. One of the tunnels was a Zips so I am not really worried about them the other does a nice job and would be close to a mile away
The land is already paved as it was a parking lot for a restaurant which is now a doctors office. They are building a new mall about 500 feet away, there is currently a big gym, and 4 restaurants within 200 yards, the side road is a feeder to Home Depot. Any thoughts on getting into the site around $1.5mil? I figure I will avg $12.5 a wash as thats what I do at my other sites.
75 cars a day at $12.5 would be a good was IMO
