After years of watching carwashes get built I have come up with a observation about failed washes. All of the washes that have failed around me were originally built for one reason. " I heard someone was looking at building a car wash and I wanted to beat them to it." I can think of 3 washes that have been built within 50 miles of me that were built for this reason. All are in forclosure or are up for sale. I think people figure if someone is looking at building a wash the due diligence has already been performed and so they proceed without doing a good proforma on feasibility. Building a car wash to prevent someone else from doing it is not a good business plan IMO. Most who build this way are using proformas givin to them by the equipment distributor and they have failed to independently do their own.
