For me personally, a car wash business must include the real estate to make it a worthwhile investment. My real estate strategy is "buy and hold". All of my commercial properties are slowly being paid off by the operation of the businesses. Any lease arrangements that do not include the purchase of buildings, land and equipment are of no interest to me at all.
