$60k, That's outrageous.
I would be out of business with that kind of tax bill. I am pi$$ed because I have a $20k bill for two washes in one county. It is just too much, for what you get in return. I do not mind paying my share, I just do not want to pay because other a$$es have run their companies in the ground, or someone can not get off their a$$ to work.

That is exactly what the elected people don't understand. They think that they can just keep spending and raising the taxes to pay for it.

Once when our city, which owned the water & electricity was going to double the cost but only to businesses. I attended the "public hearing" and with the TV crews rolling, I explained to them that it didn't really matter how much that they increased it, that I would be passing it on to the customer and when they refused to pay it, by doing without or going to the next town, that I would be closing and leaving a vacant lot on main street.

Of course, the TV crews loved it as I said a few other things, about their level of business knowledge, etc. End result is that I never spent another dime in that city, when I could I left. Today, they have the highest tax rate of the 4 cities, & I don't live there either.

According to these 2 brain surgeons, the government should collect everyones income and redistribute it, with everyone getting no more than $44,000 each.

Bill your exactly right. If I don't win my appeal there's probably nothing else I could do but close.
I still can't believe that they can raise my tax bill from 24,000 to 46,000 in less than 4 yrs. and expect to increase it again.
I'd love to know what other operators aroung the country are paying for real estate taxes.

New Bills come out soon. Will have latest bills in 60 days or less.

3 Locations - Round Numbers . 2 In Chicago $50,000.00 and $60,000.00 North Suburb $45,000.00

Know one guy with a 10+3. In teh Burbs. I think his taxes are $120K. Another Has a comples with Tunnel, C Store, Quick Lube, Detail Shop, and 2-3 storefronts. and Gas. I think he is at $225,000.00

WOW, thats amazing..... Makes my proposed hand car wash tax total of $9K not feel so bad....

Location- Salisbury, MD- 13 bay (11 s/s; 2 ibas)- $4650
Location- Salisbury, MD- 6 BAY (4 S/S; 2 ibas)- $5125
-Also in Maryland you pay personal property tax on equipment you already own. This is about $10,000 for both locations combined. It will depreciate down to about $4000 in four years, then stay there. That tax is regardless of land values, or profits. It is based on the value of equipment on site.

Location- Seaford, DE- 6 bay (4 s/s; 2 ibas)- $3100
Location- Laurel, DE - 6 bay (5 s/s; 1 iba)-$1065

OK....I guess I can not bitch about the last one, huh?

Earl I guess I shouldn't complain so much.
If you have the car wash volume to absorb those numbers it makes it alittle easier but I just don't think it's right.
I got this property in 1977 and the real estate tax was less then $600.00 per year. I built a self serv and a full serv on the property. I took the gamble that this venture would succeed not the government.
The tax on the buildings(32 yrs. old) are not the issue (minor compared to the whole bill).
How can they justify the increase of $40,000 to 60,000 in 32 yrs.?
What percentage increase is that?
I can guarantee that the property has increased in value but in no way has it increased proportionately (percentage wise) to the tax increases.
Sorry for venting but it pi$$e$ me off.

You are better off hiring a tax relief firm that will research and fight for you. BUT, you have to pay them 1/2 of what they save! Not a bad deal. We have fought with the tax man on a regular basis, lost many, won a few. In Florida, they are assumed to be correct, and it is your responsibility to prove that they are wrong.
Car Washes are normally valued not on income, but on a cost approach. Maybe your washes are not the best use of the property? What have properties around you sold last year (if any!)? How much depreciation has occurred?
The tax collectors have to use an appraisal book that gives the values. If they are wrong, again it is up to you to prove it.
Good Luck, and I hope I have good luck when I go before the value adjustment board on our tax increases!

I do use a tax firm. I've won some and lost some too.
Last time the tax collectors office told us that it was a guessestimate on their part on the value of our ground because nothing has sold in the last few years that is similiar to our lot, nothing at all has sold this year.

I guess it varties from place to place. Here the firms charge 1/3 of the savings. Since we are assessed every 3 years sometin=mes they charge 1/3 od the first year and different % for each of the following years.

For objections the appraisals show 3 approaches, Income, market value and cost. Income is not neccessarily business income. It is rental income. So, if you rent the wash the rent you pay is the income.

Update I won the appeals at 2 locations.
I had my tax reduced at one location to $35,000.
Last year it was around $45,000 and was going to go up substantially from that.
The other location was reduced from $9,500 to $8,200 and it was scheduled to go up to around $13-14,000.
I should feel good but now I have to figure out how to pay for all this happiness. Plus the attorney fees.

It's 1 year later and we are now washing cars. Thanks for all of the input and advice everyone.
