The area around the car wash is really, really bad… in the hood, could easily be a robbery target. The land is maybe half the size of ours, and we got ours for like 650k with a big lot, 33,300 sqft/0.77 acre lot with 8 self service bays, an unused truck wash bay, and an old automatic bay.

Mark VII systems have performed better than that from what I have heard. They seem to clean better so I would say bad. They aren’t bad systems but they are phased out and that could be a potential issue down the road, especially knowing how much ryko charges for parts.

Then again, if you have the money to do so, there’s no stopping you. If you still desire to build one from the ground up, I recommend you have less self serve bays and install an automatic of some sort. That should significantly increase yearly prof its. Self serve washes require a lot of work...

If you are just looking into the business, I would highly advise you to not build a self serve car wash from the ground up. I would look for a wash that is for sale in the relative area, and see what you can do with that. Self serve’s may not cost as much as an in bay would, but to buy land...
