Well just the other day I found human feces up there...probably from a vagrant...this is the second time in 5 years of owning the wash so not like an everyday thing. Aside from that...the occasional dead family pet (dog or cat) and deer(guessing because it was hunting season) guts.

Earlier this year I installed 3 shampoo/vacs and 3 frag/vacs all Colemans....and I would say I have seen an increase in revenue. So far maintenance hasnt been an issue but I rebuilt them completely before installing them. I will say frag/vac combos see more usage than the shampoo/vac combos.

Thanks for the input...i don't know why they used 3/8ths but now you have me curious. Going to check out what everyone around here uses to compare and also going to try switching one out to see if it helps.

I.B. Running 3/8 hose from the gun to the boom to the roof. On the roof is where I have the 1/4 lines (bringing the tire cleaner and air from the pump stand) tying into the 3/8 bay lines right above each bay.

I would at least get a 10 yr lease or longer...what if the owner decides to sell the c store and property, new owner wants to run it bc he sees the business doing well. Or if the current owner decides he wants to run the car wash business after 5 yrs.....how long will your loan be? If you lose...

I'm curious what your bank said on this deal bc it sounds like you already talked to them. What are they taking for collateral? The equipment? I'm sure the bank would also want you to secure some type of long term lease I would think

No land No Bldg....no dice.....just my opinion. I would listen to Randy on this as well.....the land it sits on is your "hedge" or insurance when investors decide to build 1, 2, or 3 tunnels around you and cut your revenue in half.... then whats that deal worth??? No land no deal
