4 Bay SS in TX

Tons of variables Nick, I think I read even the IRS gave up on estimating revenue by examining utilities. I trust bank statements and tax returns. If an operator is devious enough even those can be massaged by funneling money from other businesses through the car wash account.

Caveat emptor, I think that's Latin for watch you ass, or something ;)
 
That would be "Culi vigilate."

There's a wash here that was basically shut down, it was still "functional" but the owner parked all his carpet cleaning trucks all over and usually had all but one or two bays blocked. He sold it to someone who gutted it and put in about $100,000 in new equipment (This was just a 6-bay self serve). From what I was told his plan was to launder income through it to show it was grossing some huge amount so the state would pay him 4 million for the business when they came through and built a highway instead of just a couple hundred thousand for the property.
 
Based on start price, time, and 42,000 gallons (avg) of water a month, you're looking at about $5000 a month bay income. That's assuming no weep water since the wash is in Tx.

Theres no way to tell how much vac income there is just by knowing KW per month...Way too many variables....

So you are using 2.5gpm? I thought I saw that tips are typically 2gpm, and all the other bay functions are LP? So wouldn't this number be lower?

This facility has 2 vacs, 1 fragrance/vac, 1 shampoo/vac, and 2 vending. So there is also that income to guesstimate ....

I assumed 3gpm which is pretty standard in the industry for a 2506 tip....2506 is what I use and puts out about 3 to 3.2gpm at 1000-1200 psi. My estimate above also takes LP functions into consideration. This isn't going to be exact. There are a lot of varying factors....

There is no way of estimating vacs and vending income that I know of. Maybe other operators can chime in there.
 
2Biz is right, there's no way to estimate vac income short of coin counts or sitting in a nearby parking lot all weekend and watching. Vending income might as well be ignored as it's usually very minimal, in fact vac income with only two units will be a minor consideration.

If I use 42,000 gal / 3gpm = 14,000 min ---> 14,000 * 0.25c * 50s / 60s = $4,200. How did you get to $5000? A little more detail I've learned ... bay functions are Tire/Engine Cleaner, Rinse, Soap, Wax, Foam Brush, Spot Free. Current owner is using 1 - 5GAL bucket of Tire cleaner, foam, and detergent per month. 1 - 5GAL bucket wax every other month.

I think this is a good investment if it's doing $5k per month but I can figure out if the low end is $4k or $5k. Drove up today and counted 7 cars at 1:30PM.
 
One car count is meaningless. You'll need to count cars washed and approximate time they buy.

You can't base your calculation solely off of the what your pumps use, which is 3gpm. You have 3 functions that use a lot less than 3gpm. You also have bay cleanup that doesn't spin the bay timer...That's why you'll be closer to $5000.
