I just don’t want to give out the City and State in case the current owner is on this site and comes across this, lol. I’m not worried about anyone buying it out from under me, lol. You say 20-25% less than the tax value that would put it at $75k to $85k. I know it looks horrible, lol. They didn't paint the metal right when they did it as it's falling off.

Wouldn't the current owner see the pictures you just posted?
 
It's located in Marion, Kansas. The land value is about $22k I believe. It's next to a Pizza Hut. As far as getting traffic off the highway to wash their cars, that's not the plan. I have uploaded a picture of the other car wash in town.

Haha that’s funny. Well, I’m going to pass on this car wash after all of your advice you’ve given me. I’m so glad I found this website before I purchased this place!
 
Don't claim to be as well versed as a lot of the guys on here, but I've been looking for another wash and I've seen several for sale that I wouldn't take if they were free.

You say you'd be happy with $200 a month profit. No you wouldn't, they're too much work for that.

A wash isn't like rental propery or other real estate, they're only worth what they make. Can't just call them an equity builder. A lot with an underperforming wash on it is oftentimes worth less than if it were bare.

And, and, and, the biggest risk; If you can't easily fix a wash's competitive disadvantage, if there's a market, someone who's really in the business is going to come in, build one right, and make yours worth nothing.

Actually just from the pic the other one might be a better "starter" wash.
 
You asked for advice, So, here is some. Run from this one. Or at least walk really fast. The automatic is an old MarkVII MR+, ancient machine. One this old will, no doubt be a maintenance nightmare! Unless you are looking for a tax write off and headache, avoid this one. If the self serve even gets used, it will work your butt off cleaning up after the MUD, FISH, LEAVES, DEER CARCASS', MULCH, OIL CHANGES, MOTOR REPAIRS, REFRIDGERATORS, SOFA'S, GRAFFITI, COW CRAP, NAILS, AND GEE WIZZ THIS LIST CAN GO ON AND ON AND ON........And if you don't clean it, the bay is shut down, because no one will use it if there's junk in the bay. Sounds like the competition has this town wrapped up.
