Back and forth on buying another wash!

So I’ve been looking at this wash for a while it is 6 self serve bays and 1 touchless iba. There is an express wash about 3/4 of a mile away and 2 other self serves, one is on its way out. The wash I’m looking at is right in the middle of town and has a traffic count of about 20k. What’s your thoughts on purchase? It definitely needs to be gone through and brought back to life although it has good bones!

I guess it depends on the purchase price and the cost of the remodel. It's all about the numbers. Interest rates are nice and low right now so you might do really well on the loan end of it. People say that a good self-serve can compete just fine against an express wash as long as markets not too saturated. But I haven't competed against an express so I don't really know for sure.
