Sometimes you do a lot of great planning on your wash building a business plan. Then sometimes you realize the gods were smiling on you and they just toss you a nice gift. My wash was a sorry piece of crap. Fixed everything and am now doing decent numbers. Then the other day the local paper announces there are going to be two new 300 unit apartment complexes. One is literally across the street, and the other is 5 blocks down. So now my customer base expands a lot, but my property value goes up. Whatever, I'll take it.

Our city had 32 SS bays and two of those washes closed about six or seven months ago leaving only 12 left. (we have 3) The next closest town which was somewhat competition closed a two bay SS (and auto) about two months ago. The next closest SS wash in the town the other direction closed its 12 bay last fall. Keep in mind these were fairly run down washes. Our business is up about double over normal now.

My wash had another bigger and more nicely equipped wash just up the road. It was sold and closed right about the time I got mine. There's no place within five miles anyone could realistically build any sort of wash considering how much property is selling for and the lack of anything vacant. Friday through Monday I'm pretty much at capacity all day.

That's a goldmine! Came a ways from fixing hoses & repairing SS equipment...😏😉

Inevitably we are all somewhat subject to good or bad fortune. But I do believe that people who have been in business for a while will develop the ability to spot either promising opportunities or hidden risks where others will overlook them. My guess is that you probably had some inkling about the potential for housing growth - give yourself some credit!

It’s like they were just waiting for you to update that wash - then BAM - let’s build those apartment complexes - now all those people will have a good place to clean their car!

That's what I would do if I were building apartment complexes, watch for the nearest car wash to be made super nice.
