I found 10 acres, square shaped, on the loop. How little land could I use, to build 4/1 w/ 6 covered vacs?

I have a 3&1 on a lot 95 wide by 155 deep, but it's tight. Theoretically, you could add 15' for another bay and do it. What are the setbacks?

Setbacks would be finances & competition. Another established wash is 2 blocks away, & is ran down as can be! However, has a guy prepping b4 LW IBA & they wash about 30 CPD, with NO dryer or SFR!

Yes, he's told me.multiple times he'll sell it to me...only to change his mind. I'm sick of the process. Town could support a 2nd wash EASILY, but...best bet would be buy that original wqsh. Guy is loaded, & doesn't need the money. Those types are hard to deal with...
