Kleen-Rite Ultra Concentrate problems in hydrominder tank

I'm having problems over time with my KR Ultra Concentrates in my hydrominder tanks. Doesn't mater if it's HP soap, FB soaps, waxes, whatever. In the tank there is a buildup of soft sludge like stuff that builds up on the walls of the tanks, floats,and it floats around in the chemical, etc. Wondering if it's the KR soaps? Also, if you use JBS chemicals do you have this problem?

I’ve had the issue with Warsaw chemicals. I now keep a closer eye on these tanks and clean as needed...looking for a better solution. I also noticed decreased products at bay. Today I ran medium pressure garden hose water into the Chemical injector of the hydro minder (after first removing the threaded adapter).....huge improvement

For years I’ve dealt with that slime. I tried the copper in the tank. It did help but still had stuff floating in the tank.
When I switched over to JBS last year the rep came in and cleaned out all my tanks with bleach and rinsed them out throughly before putting his chemicals in.
It’s only been a year but so far nothings floating around.

That “snot” stuff is a bacterial growth that grows because the soap doesn’t have enough fungicide in it. If you raise the PH you won’t get that growth. I used to use 1” Swimming pool bleach pellets to kill it. I got tired of messing with it and switched over to JBS Fonic and I haven’t had a problem since. The scrap copper pipe thing didn’t work in my tanks.

All my chemicals are from Warsaw and I've used them for 8 years now. Previous owner used them too. I've never had an issue with anything you guys are talking about. Never had to clean the tanks out because of gelling, slime, floaters, or decreased products to the bay. I never have to adjust flow rates or needle valves. I don't put copper I the tanks either....So I wonder what it is? Do you think it could be water quality instead? Just trying to think outside the box. I soften my water down to "Zero". I wonder if this also helps keep the tanks working right along with what Randy is suggesting?

I stopped using the KR HP and Pre Soak for that reason and instead use their low PH products for those functions. No more slime. I don't have that issue with the Cherry Blossom and Kleen White Products.

Maybe the temperature in the equipment room has an effect. I know that tightwad Randy probably keeps his just above freezing. Mine are all heated and usually at least 60 degrees.

I'm sure lots of factors can affect whether stuff grows in the tanks, even how well sealed they are.

The copper pipe pieces should work, or at least help, but you have to get the tank clean first.

I used to use a torch and an old saucepan to boil water and pour it into the foam brush tank to keep from customers getting bleach on their cars. It kept it from getting real bad but didn't stop it completely.
