What you're going to find in most larger cities and surrounding burbs is that land and is too expensive to justify building a traditional carwash on it (SS/IBA combo). That's why there are so few new ones being built. Also, big oil has too many carwashes around and give away over 25% of their washes with points. So the whole IBA is a tough one for a owner operator and SS is just not profitable enough. Unless it's something like a Mr Valet in Burlington...but that's a 4 to 5 million dollar investment.
