Looking to purchase vacant wash!

I have the opportunity to purchase a self serve near me, the building has been sitting for the past two years not running, but in a good location. All equipment is out of it or not functioning, but the structure is in good shape. Just trying to get a ballpark idea of cost per bay to get her alive again before I dive fully in! It has 7 vacant bays as of now along with 6 vacuum stations. Thanks for the help! Climate is in northern ohio.

Pictures are always nice. Is the equipment room gutted? I'd be guessing, probably around $80,000 or so to get everything up to speed.

If it is a good location then why is it shut down and gutted? If you bought all new and had it installed you could be looking at big money. Booms, boilers, pump stands, changers, vendors, tanks, RO system, vacs, lighting fixtures, bay meter boxes, the list goes on. Depending on what level of wash you want it to be you could be looking at $200K. If you are very handy, good with plumbing and electrical, and patient then you could do it for a fraction of that.

Well I wouldn't go with new equipment way too expensive. I would get something used and rehab it. My 3rd wash I gutted it to a shell.....4 walls and a roof. I didn't redo the electrical, big regret, did all the installation myself and I have about $20 to $25K and I'm talking:

Used bay meter shells and doors
All new hp and lp lines to the bays in the bays.
New fb and tri foam booms
Used pump stand
New Air compressor
Used softner
Used combo vacs
Used vendors

From what I’ve researched, it was foreclosed on in 2013 then the new owners bought it in 2016 from the bank. Not sure if that got it just for the land or what (going to find out more) but the area is up and coming.

Thanks!! Yeah for now, 7 bays would be too much do I may garage door off 3 of the bays and open just the 4 for now to reduce initial cost then open more as time goes on if the volume needs it.
