I have an oppertunity to purchase a 3 bay ss including land in a small town. Traffic volume is about 5000 a day according to DOT on main road. Its been closed for 2 years. The gross for 2019 was about $6000 with a net of $4000. Is this worth a look for my first wash? What would you offer? Thanks in advance.

We are going to need more info but on the surface it does not look like it would be worth it. Is there another self serve wash in town? Is it for sale now? Is the equipment, building and lot in good shape? I'm going to throw out a ballpark idea for the offer at land value minus the cost to demo the building. That is most likely about what it is worth for another type of business to build there.

Out of pocket listing at $45k. Not sure about equipment. Building and lot look okay. 2 vacs. No other wash within a 20 minutes.

It would be my first, so I'm thinking a smaller low volume to get my feet wet.

Its gross is $6k a year?

Why do you think the income is so low? is it off of any main roads? Or is it just soap and rinse?
