missed opportunity or money pit???

If you do however deside to purchase this site the only way possible to make any kind of money is install a used Laser 4000 extrutech paneling and in bay nice signs and a good pay station and posibly give them a good deal on pricing. And if you do want to purchase new equipment get a wash world high velocity or razor. new equipment cost 120K used Laser equipment setup 60K. Floor heat is not a pressing issue unless you live somewhere it snows every month during winter. I would be worried about topics like how much is your water rate, property taxes every year. How mechanical inclinded are you and do you like the carwash bussiness enough to go to the site at least 2X a day to pick up trash wash bays fix things. You will have to build the bussiness up it will take you several years to have it to the level you need of income to become suficent. These are things to consider. Are you in a medium income family suburb area. Hope this helps. I would RUN away from this bussiness if you can not do these tasks to save you a headache.

sorry eric i don't think i did a good job explaining my last reply, the lube business is already leased that is not going to change but what i was thinking is what if i stuck some money into the current hydrospray automatic like someone suggested earlier and the ss bay. not alot buy enough to get buy for a few more years. that way i could build a sales and utilities history before making any decisions. the other thing to do instead of running the wash myself would be lease the wash to the lube guy for enough to cover expenses. if you understood my reply the first time i appologize for repeating myself but i do truly apreciate everyones responses and opinions here. i know no one is kidding or joking but i did get a good laugh out of the run forest run pic thats all. thanks again

Javis, what happens if the Lube business goes under? How long is the lease? I know this sounds harsh, but the Lube guy could drop dead tomorrow. With out that income would you still be able to pay off the note for the place?

At the asking price this is a very risky proposition. You aren't really sure what the rehab will cost and the profitability is based on a lease of the lube shop. In addition you have no experience of running a wash. That is a lot going against you.

Any amount over the value of the property would be questionable and even at that it still would be tough to make this all work.
