Anyone have recommendations for an insurance provider? Historically have always used and done quite well with Erie, but they just quoted be $4900 a year for an 8 bay.

Sounds fair to me.. we pay more than that for a 6 bay..

Maybe I've spoiled, I was at $4,000 +/- a few for several years. Just surprised to see a 20% jump with my renewal this year.

What state are you in? We are in Ohio, have Erie and don't pay anywhere near that.

I looked into Midlothian insurance discounted through SCWA, and it was $5,500 a year.

Hasn't Midlothian changed to Assured Partners? They're now asking for full P&Ls, back taxes, etc. A real PiTA to deal with now.

We are in MD too, that rate is actually good. Rates depend on the replacement cost of the place and your gross revenue.

We switched insurance companies about 2 years ago. Our renewal date was 4-28-22, and at the end of May the insurance company asked us for an audit of pervious 12 months in sales. I submitted that and our sales were up from the previous stated annual sales. We received a bill for the increase which I understand, however we now also are being billed an increase for 4-28-21 thru 4-28-22. So basically, they are billing me after the policy has expired. I have spoke to our agent and he said that is how it is. Has anyone gone through this, we have never had an audit done thru our insurance in 15 years.

So, they're RETROACTIVELY charging you? WTH?!!!
Id immediately look for someone else, find them, & cancel. Tell them to kiss off.

Yet it is retroactive going back to an expired policy, I am stuck since I paid it in full for the year. If i cancel now they will just keep the balance on my statement and refund the difference.

Sounds like you need to have a conversation with your agent and enlist them to help you. Mine helped in the conversation. They tried to go back just for the current policy. The fact that it was ending shortly helped in the negotiations. Get a another insurer as a backup plan. Your agent should be helping you.

Wow, your Business Insurance sounds very high!! I'm in California and a member of WCA (Western Car Wash Association). I have a very modern 5-bay self service car wash that's 40 years old (concrete block with metal roof) in Citrus Heights, CA. I just renewed my Liability Insurance with Oregon Mutual Insurance for $2740 / year. My deductible is $2500. My Building Value is $538,000 and Business Personal Property is $18,000.
