Lots of great responses. Obviously there are more factors, and I probly read that wrong, or im just an old idiot, but i would never offer that wash on a 11-12 cap at this point in my life. Id start at a 6-7 and negotiate from there. It looks really strong and that can be hard to find. My 2 cents.
