To do it "right", whatever that means, that is gonna be a 300k rehab all day long. Need to buy for waaay less. Income is too low. Gonna have to change alot more than the price to get the income up.

I agree without even seeing the equipment in the back room. The one picture from the self serve bay tripped a couple of alarms. 1) It looked like crap. New signage and cleaning the walls at the minimum. From the look of it I think anything short of covering them is going to lead to constant maintenance issues. and 2) That tiny meterbox. It's got a Cryptopay swipe and Dixmor timer but with the evolution of payment system it's going to eventually not be big enough. You're either going to have to put in a larger box or put on an add on box.

JE Adams makes good vacs but how are they equipped? Display timers?, Credit Card? At the minimum the domes need to be replaced and make sure the lights work, the graphics look horrible and don't send a good message, mis-matched hoses, and the islands need some sprucing up. I have always like the brick look but they do need acid washing from time to time. Just make sure you do not get the acid on the stainless and neutralize the acid when done.

A lot of what I see speaks more to age and wear and tear that operators tend to overlook but customers notice. That's not a slam on operators. It's human nature. You see the incremental degradation and say things like "I need to get to changing those decals on the vacuums soon" but with everything else that is potentially going on at a site, even a relatively small 3+1, it tends to get pushed to the back burner. Customers, on the other hand, have no clue about the myriad of other things the operator is dealing with and just see a vacuum with peeling decals, mismatched hoses, and failing domes and wonder if it's going to steal their quarters......or.......they pull into a bay with rough looking signs and dirty walls and wonder the same thing.
