What % rates arenyall seeing, on 15 yrs w/ 25% down? My bank trying to hit me w/ 4%.

"Hit" ? That's pretty much what they are. Unless you can get a SBA. I just closed on a MF and my rate was 3.62%

Rates have moved up a bit in the last 6 weeks so shopping around can make a big difference.

Exercise caution vis vis 5 year balloons. SBA may be a little higher but you don't have to worry about a pyoff or re fi in 5 years and all the costs associated with it.
