Can anyone give me a Ball Park figure for insurance coverage purposes for replacement cost of 8 SS Bay Pump Stand? Pumps, Tanks, Motors Starters, Transformers etc?

It can vary between $3000 and $6000 per bay, more if it's a single unit.

Word of caution for operators. Some insurance use a classification unique to the insurance industry. If equipment is "permanently attached " it falls under "Building coverage" not personal property (unlike the rest of the world which differentiates between "Fixtures" as being part of a building and "Trade Fixtures" which would include Car wash equipment. which would not be part of the building for anything but the insurance industry. Now you have an issue as to what "Permanently Attached" Means for insurance purposes. My pump stand could have been bolted to the floor, but for whatever reason sits on some 4 x 4's .

Earl & others,

This is not new & since it affected & still affects insurance premiums ... it has been a concern of mine since day one (40+ yrs ago)... with me trying to get certainty from various agents as to how it would affect "market value" vs "replacement cost". One agent was a very prominent state legislator!

I wonder if someone has access to research on "court precedents" when it comes to the insurance companies possibly using potential "gray area" of how the equipment is fastened to the building a little too much in their favor during a claim or premium situation???

Another concern is potential (which might be a false fear?) its seems is about gov't using the insurance's categorization data to inflate local property tax for an operator in parts of the USA???

Of course I can't speak for the country, but basic legal premise is that "Fixtures" are part of the building / real estate if it relates to building occupancy function. Examples are Bathroom and Kitchen plumbing fixtures, HVAC etc. Attached shelving and light fixtures fall into this category as well. On the other hand, trade fixtures perform a function essential to the trade and are not related to general occupancy or habitability. So, in every reality except the one invented by some insurance companies, car wash equipment is not part of the real estate and therefore in the USA would not value into property tax unless some legislature invents it's own reality as we have seen where some tax purportedly based on Sewer use is tied exactly to water use with no metering of the sewer and no allowance for stuff like landscape watering or evaporation.
