Hi,

There are more car wash solicitors now at our self serve car wash, hanging around and "helping" our customers wash and dry, etc.
They think that they have "customers" here, but of course they don't and they are unauthorized on the property.

I have to be diplomatic in telling them to leave as they can come back and do serious harm (when I'm not there) if they want to.

Do you have any suggestions, comments or ideas on keeping these vendors OFF my property.

Thanks.

Ask them politely to leave. Post a sign. If all else fails call the police. The police in our area have a form which they require. They advise the person that they have been asked not to come on the property and have them sign that they acknowledge it. If they come back, they will be prosecuted for trespass. Make it clear to them that you have cameras.

I had an individual that came daily looking for loose change. He never spent any money. He reportedly stole anything that was left out. I asked him repeatedly not to come back. Finally, I called the police. I explained to the man that I just did not want him on the property and since he had said he would not come back in the past, I was getting the police involved. I explained the process to him and that he was not in any trouble now, but if he did come back, he would go to jail. I was extremely polite in just explaining what the police involvement was. Even though he works across the street, he has not been back to my property once.

In our city we are required to have a no soliciting sign on the property or the police really won't do anything when you call them.

Well, it isn't no soliciting that was the issue which I was referring to. When a person has been asked to leave the property and never come back, it becomes a trespass issue. In Indiana, we have the right to tell people to get off our property and stay off. That is when the police get involved, not for soliciting but for the trespass issue. Ask your local PD what they do about trespass complaints and what their SOP is for trespass. I'll bet you that they have one.

I treat them like unwanted loiterers. I explain to them that we have 10 survellance cameras and that every persons movement on our property is recorded. That the police regularly review our survellance system for drug users, problem people, all thefts, and persons of interest. I just tell them up front that our business is not a good place to hang out, that we do not allow any person not employed by us to use the equipment as an assistant and no other person is allowed to work on our property. I think I can say that 100% of them have left that I have talked with and none have returned.

I use the police whenever necessary to issue criminal tresspass warrants. There's almost no foot traffic by our wash, but I've had people digging through the trash making a mess, dealing drugs, driving too fast, even refusing to pull out of a bay on a busy day to dry who have been enough of a problem that I've had escorted off the property and will now be arrested if they ever return. I always try to be nice the first time, but for some people it doesn't work.

I warn them once, they almost always return. At which time I call the police and they take down their I.D. If they return again they get arrested. I now have a sign posted "No soliciting If anyone tries to sell you goods or services please call: telephone #" for a reward. Since sign was posted not many problems. Rarely are these people an asset to you. I do watch remotely with cameras
