Self Serve Small Town

New to the group thanks for having me.

I’m in a town of 4000 in Canada, no car wash. Nearest is 40 mins away.

Want to build a self serve wash.

Land cost is 150,000 and need to pave/concrete a 0.44 acre lot. Has services sewer, power, water.

Realistically what am I looking at for 2 bays simple wall set up open air wash. What things should I consider being totally new to this.

Are you allowed to build one like that? They are illegal to build here but the old ones are grandfathered in. Also in Canada, I think you would need to close it in the winter if built that way.
 
I’m located in an area where we rarely see freezing temps. I’m in a rainforest. And May I ask why you can’t build them that way? What would the restrictions be?
 
Not an engineer but I was told that the City / water authority was set up process / handle all of the RainWater runoff from open drains at the sewer station.

Something else I have seen over the years has been when an outside bay was roffed over the owner saw an encrease in revinue as well.

Rainwater isn't supposed to go to the sanitary sewer. Wastewater isn't supposed to go to the rivers.
