Hi All,

I am based in Southern California and am interested in a self serve business to first get started. Definitely message me if you are trying to currently liquidate and we can discuss pricing details. The deal does not necessarily need to be in California but nearby states would be preferable. I am more focused on business with land deals.

You need to be more specific as to what you want or are looking for....i.e. price range, multiples, cap rates however you are evaluating your opportunities because I can almost guarantee you everyone on this site, including me, that owns a wash will sell it at the right price. If you don't want to share specifics about your business plan to acquire a wash.....your just wasting time

We are currently negotiating on one in Central California. It is a 4 bay SS with a lube shop in the rear paying monthly rent and signing a new lease upon close. We have learned a lot through our R&D this past year and I think this deal may be a great start before we start thinking about redevelopment. It is a great strategy to contact everyone around you and as we have networked more referrals are occurring.

I appreciate all the feedback and I understand the info was quite limited but wanted to understand what was being offered on the forum and if deals were being done.

Of course it is easy to just communicate a GRM or cap rate but when dealing with land especially in neighboring states all those numbers tend to fluctuate quite a bit. I think most people will be interested to sell if you throw out a high number but thats not the most honest way of doing business; especially if you have no information to work with. Finding someone who has a motivation to sell or a reason to liquidate will lead to constructive discussion and hence a real business transaction. There was no angle or intention to waste time; I am interested in buying a deal if someone is motivated or has recently though about selling.

Again I am here to learn and I sincerely appreciate every single comment here.
