I work for a heating company. Just left a car wash that has two wands at the entrance for pre soaking. The wands provide a soap and water mixture. Another company removed a boiler that heated this mixture and installed a on demand water heater that will not maintain hot water to the mixture. I am looking for help to restore this setup back to the correct working order. Thanks!
 
The tankless unit probably has enough BTU's to get the job done. I suspect the unit is cycling on and off constantly if it is feeding the guns directly. You're getting a cold water sandwich that brings the desired temp down.
You can use a 30 gallon storage tank and have the tankless unit feed the storage tank using a circulator pump and t-stat. Then take a line from another port on the storage tank to feed the pumps.
I use this setup to feed 2 self serve bays and 2 IBA's with a single Rainni, i don't remember the BTU's but it isn't very big.

How many BTUs does the new unit have and what is the GPM output combined on the two wands? How is the soap fed in?
