Well two weeks in the car wash business, Now two washes?????

Well when you have nothing to do don't look for online auctions. Found a car wash online only auction yesterday, Got carried Carried away and bought it. I think it was real cheap.. 1 acre land and the wash 2 bays of self service and two automatics.
One the the photos looks like an old RYCO? the other is a Mark VII photos did not come out well. Had a dog wash which was reposed before auction.

What you going to do man. What's the self service equipment like. Looks like the site could look descent with some TLC might want to upgrade the auto"s with used lasers or WashWorld if in a high volume area or convert to all SS bays depending on cliental. Thumbs up.

Will have the keys later on today to see if anything is in the equipment room.. The roof is good and the lot does not need that much help. There is well water , don't know how hard it is. Has a drain field for sewerage. So no water bills or sewerage bills. It has and older Mark VII in it looks like it was never hook up. Will post photos of inside Thursday. Got it for 25,903.55 with a 10% buyers fee.

How easy or hard is to drill the coinbox and cashier locks The cashier lock are medco. They have no keys for nothing but the equipment room door. Going to remove the RYKO brush unit and sell it for parts.

The trick for us is to get locks out with as little collateral damage as possible so you can replace them easily (Thanks Randy) . With the right tool it's less than 10 minutes per medeco and you will be able to pop new ones right in. Didn't see photos of coin boxes so I can't say.

Do whatever you can to get in touch with the last owner (call local distributors, neighbors, utility companies, etc). Pay them cash to help you out; keys, equipment review, once-over on everything. Keep their phone number. It might be invaluable. Mark

Im still trying to locate the keys. We decided that the RYKO goes, make another SS bay. Will put all new or good used if I can find then coin boxes. Need a coin changer which we will have as dollar tokens.Will look for a used 3 or 4 bay SS. The red Pumps are Bean Royal the stand there on was from Bernardi Bros Hydro wash. I guess that's what was in there a long time ago. The RYKO has air doors on both ends the Mark VII has electric doors on both ends. There is massive Infered heaters on both ceilings. Im in no hurry to get it running got to find the right equipment for it. Will try to get the mark VII going first. Turned on the power and the well filled quick, had water in 10 seconds.

Did seller provide you with a hold harmless agreement for potential contamination of leach-field from prior use?

Last reauthorization of clean water act prohibited deep injection wells and leach-fields for commercial and industrial waste water discharge.

Consequently, states now prohibit leach-field for carwash waste water unless grandfathered, meaning going concerns only.

Also now prohibited are undercarriage, engine and transmission washing if waste water is discharged to leach-field.

So, does the leach-field still work? If not, you may be prohibited from installing a new one.

At least it will be easy to turn the auto bay into a self serve, there are already mat clamps on the wall.

I check with the DEP here before bidding and they said that if nothing changes at the business then it would be grandfathered in for waste water. Cannot add additional bays or change a bay to a garage for car or truck repairs. Seemed pretty simple. Time will tell..

I found yesterday looking a Hydro Wash Classic IBA . Wondering what it is worth?? Owner said it has 22000 washes on it. Looks dusty but other than that it looks real good.

Buddy you need to get a used laser or Washworld and just install it. What's the town population and closest competitors? Why did this Carwash get forclosed on, he had low overhead due to the size of the wash and no water bill? I would be checking out why the man didn't succeed before I started investing money into it. Just my 2 cent.

From What I understand he purchased 6 car washes and 10 apartment buildings in a 5 county area in 2004. In 2008 they foreclosed on everything. Owed over 4.2 Mil.
This wash was listed with a realtor for 275K for the last 5 years. Banks wanted out and went to auction, One of his apartment was also sold that day. It went for 17K. Same town as the wash.
