Where do you go to find a carwash listing?

Where do you go if you are looking to find a carwash for sale? Market seems fragmented. Some places are listed on LoopNet, some on Crexi, some are just via word of mouth. Facebook is a waste of time as you mostly get trolls supposedly looking for a place if the owner finances the entire deal or they just criticize the ask as they are uninformed in business valuations. Should be a better way to find carwashes for sale.

What's worked for me..
Finding a wash I'm interested in, becoming a stalker until I meet the owner on site, casually striking up a conversation with shared interests in the industry, find an opening in the conversation where you can ask what their long term plans are, and closing with an offer to help with any issues they have challenges with. My wife and I have picked up 5 washes and 7 houses that way and most of the ones that don't turn into a sale have turned into some of my good friends.
I just hate the idea of a realtor getting in the middle.
