Who builds SS + IBA car washes?

I'm in negotiations to purchase a 4bay SS + 1 Touchless IBA + 1Soft Touch. At the price being asked, I'm wondering if building from green field up would be cheaper. What companies in central KY area actually design and build the structures and installs the equipment?
 
I don't know who builds them there but you will likely be minimum $2 million plus land. Maybe much more depending on what building and equipment you spec.

Kind of what I was guessing but I'd like to know who actually builds these buildings. The asking price I'm looking at now is well over $3MM
 
You might have better luck starting with an equipment distributor in your area. Find out who the major manufacturers distributors are and meet with them. They will likely have connections with builders.

Obviously the benefit of buying an established wash is you're going to walk into a situation where the location is established, runs smooth and it has a track record of generating revenue.

$3mil wash I certainly hope they're grossing at least $600,000.
 
There is no way to know valuation without knowing the location, values will vary greatly depending on location.

Not many people building ss/IBA nowadays - so not really anyone who specializing in building them anymore.
 
I think many commercial building contractors can handle a car wash. It's not really complicated. It's a big rectangular garage with a room in the middle for mechanicals. The site work and drainage for bays is specific to a car wash. I think the electrical is the hardest part. Just my opinion...

Probably correct, seems like OP was asking for particular specialized builders - maybe I'm mistaken on that.

It is possible to use any good general contractor but the architect really should have experience with car washes.
 
i didn't use an architect; i used a civil engineer. contractor used engineering drawings to build wash, do site work, etc.
 
I've been active in KY/TN with equipment for 25 years and have worked with a company right in Central KY that could help us with the building. I've also been involved in the design and layout of many dozens of washes over the years. I would be happy to talk to you.
On the existing wash, that price tag seems pretty high unless it is doing well North of 5-600k a year with practically new equipment and building. Unless there are other factors, other structures, excess &/or VERY valuable land, etc.
