Estimate on building a 4/2

Could you guys give me a ROUGH estimate on building a 4/2? NOT including the land, equipment, codes, studies etc.
Im curious about the building,etwl roof, electric, plumbing & concrete, on about half an acre ish... Im actually considering an FRP building, w/ a metal roof
Wrap the end of the building, facing the road. Do 5 arch boom style vacs, a friction & touchless. Already have the dryers & paystations.
I have a spot that is clean, has water, sewar, electric, in a tiny rural town (3800 pop) & nearly zero codes etc.
 

This style. While @ SWCA , i talked to Mike Cherry, & a couple other guys about this. Seemed like a lot of positives for using it, & almost no negatives.
Positives: looks grear, easily maintained, cooler in Summer & warmer in Winter, goes up in a matter of days, very stout, can we wrapped etc...
 
I have a PVC building with the poured concrete walls from Royal Building Systems (RBS) that I built in 2004. IMO, it’s the best way to build a wash and possibly the most expensive way. You’ll need to find a contractor with lots of experience with these buildings.
I’m fascinated with way SS’s and IBA’s are built in Europe. https://bkfcarwash.eu/ The buildings look clean, modern and economical to build. Unfortunately, I’ve been told they do not meet US building codes
 
It used to be that prepoured or prestressed concrete was the most economical way to go. I have seen a few around done with concrete. I also was told it was very popular in Texas to pour the concrete walls on the ground and let them cure then raise them. I do not think they look as nice as the PVC washes though. when I built my last wash using concrete blocks it was about half the cost of doing it with the PVC method but things might have changed. I would sure get bids both ways.

Concrete here is ridiculous right now and hard to get.
The equipment for my 4 bay SS is just under $100,000.00 plus install
 
I think you're way under on your plumbing and electrical estimates, but trade costs vary by region.

When I did my dual Petit install, electrical was $12K and plumbing was $5K.

My EE upgrade just my dryers was damn near $15K and that didn't include a $5K breaker.
 
I have no recent experience but 1.2 sounds cheap. It cost me roughly 900K to build a 4/2 17 years ago, but the property was 200K. It just cost me close to 15K in electrical a few Months ago to reload an auto and add stand alone dryers to a site.
 
My last 4 and 2 built in 2003 was about 1.1 million and I knew a lot of the contractors personally. Land was 200K of the total. I would think at least 1.5 minimum.
 
My concrete was off by $50k, & i think plumbing & electrical similar but lil less.
Now thinking more like $1.3...

Mostly from having conversations with my contractor. You’re basically building a re-enforced concrete bunker.
The contractor has to have the equipment and experience to assemble the walls, properly support, attach rebar and then fill with concrete using a pump truck.
CMU’s would be cheapest but pretty ugly.
I suspect that labor in your area is fairly cheap. Building a block wall and then covering it with PVC panels would be a step up but the corrugated panels will get damaged in a SS.
We paid the contractor $850,000 in 2004 for the building, electric, and paving. We contracted the plumbing and all the CW equipment, including floor heat, separately. That was for a 4 bay SS with a pitched metal roof.
The same contractor converted 2 bays in 2018 to auto bays by extending the walls 10’ and pouring new floors and a new roof to cover the new area. That was $350,000 and didn’t include any other trades.
