    Line X coat is very hard to clean and will grow mold. It also looks pretty dingy after a while, impossible to keep white. I have heard of people grinding flat areas so they can put strips of wood down the wall and then attach sheets to that.

    I did this a few years ago. It is easy to grind flat area where the wall mount brackets go. I tried spraying the entire wall with Line X but that did not turn out well and I would not do it again. Grinding the entire wall flat would be major project.

    It does not seem that it gets too cold where you are. I would look into some overhead radiant heaters that would heat the floors from above for the few times you need them per year. Add some exit side doors to keep the wind off the floor. Otherwise you are looking at new concrete and new lines.

    I would never go open loop again. It almost cost me a whole system once. You can get a small reserve tank with a pressure pump that will keep the system filled with the proper ratio.
