The bank was still owed about $860,000. My banker(a different bank)said they had a previous appraisal on the property for 1.3 million. The current appraisal is $865k. They did have some loose financials with credit sales only. Gross 120kish last year, 160k in 2018, 180k in 2019.

The shavings came out of one of the valves when I took them out. I couldn’t find any obvious damage but it could of come from anywhere upstream I guess.

Thank you for insight. From the information I got from the equipment supplier, the owners got divorced and the wife took the car wash but could not or would not do the work to keep it up. Over time, the equipment failed and she was not able to invest back into the property.

It pulses weather the trigger is pulled or not but more noticeable when the the trigger is pulled. I also noticed when the pump starts on each use it is slow to start pumping water like it is out of water and takes a second to start spraying water.

So I took the valves out of this pump and checked everything. One valve had some metal shavings in it and I assume that isn’t good. I cleaned them up and there is not change in the pulsating. I have a few extra pumps, would it be worth having one rebuild to have as a spare for when these go out.

So after adjusting these valves and letting the machine do it’s job for a couple of days, the TDS is now reading about 30. It was around 70 before the minor adjustments. Does anyone know at what TDS water spots are bad? I have some new membranes ordered and assume it will take care of everything.

A few things I forgot…are you talking 50k, 500k, or 5 million valuation? Our closing costs for buyers usually average 2 - 2.5 percent. Generally, government loans have a lot of hoops to jump through so make sure the seller is prepared for an extended escrow period.
