    $10,000

Mel(Nc) good comment I get and understand what you mean from a return on your investment because everything is so expensive $4-$5K for a combo vac!....ouch! This is why I am always looking for good used equipment, even if I have to rebuild it. I spent a day traveling to pick-up some combo vacs...

    Vacuum motors

Is it the motor or the brushes that went bad? As mentioned above already I find more often its just brushes that need to be changed. Once inside there for one we always check the other(s). I can't remember when the last time I change a motor was.....it has always been the brushes

    Yet Another Spray Tip/Pressure Thread

Running 1200 PSI at both locations but just changed my tips from 2506 down to 2505 to reduce the consumption of water at one of my washes (we used 25,000 gallons last month) because the city where that wash is located charges different (by the gallon) vs. my other wash (by cubic foot which is...

    Ryko $99K Special

Yeah my color wave foams pretty good. I switched my chemicals to a local guy. My customers love it...the relay went out the other day so they weren't getting any and they quickly picked up on it and let me know.

    Ryko $99K Special

The machine has been great so far! My customers really love it and they give me grief any time I have to shut it down for routine maintenance. Its fairly easy to work on so I do most of my own repairs. I am lucky bc I have kleen rite 20 mins from my wash. Between them and the guys at...

    In Bay Wall Paint Color

Drilling into the grout hasn't been an issue at all. We use a standard masonry bit from HD. Our regular maintenance is acid washing the walls once a month....probably an over kill but I prefer to do it that often to keep them clean and not allow build up. Like I said though, I'm in Tx winter...

    In Bay Wall Paint Color

Its an outdoor porcelain tile. With grouting the biggest issue is to make sure if any does chip away that you refill and seal it properly. I'm in Tx so it isn't that big of a deal down here but I had 1 or 2 come off when the grout chipped away, water got behind and it and froze during winter...

    Owner operater

Stu, I know it can be frightening because its out of your control therefore focus on what you can control.....your wash and the quality of service and products you offer. Make sure everything is working as it should and the place is as clean as can be. I am a big stickler with my guys that...

    In Bay Wall Paint Color

I wouldn't repaint either I was you. One of my washes has tile walls and I really like it and they clean up nicely with muriatic acid each time we clean them which is about the first of each month. I would look at installing tile as a long term solution unless you don't plan to hold onto the...

I want to hear your stories

In HS I always enjoyed washing my car at the self server nearby. One day I ran into the owners and talked their ear off, from then on I was convinced to try to get into the business. Tried to get into the business back in 2000 in an inflated real estate market and well we all know how that...

Springtime at my self serve means _______________

Clean up time because its the busy time...acid washing the walls (do it monthly already), power washing the lot, parking areas, vac islands, etc. and yes it does mean $$$$$ due to all the pollen many of the members already mentioned.

    Other profit centers

I have a 12 x 12 snow cone stand on my property that was originally run by the previous owner but I lease that out now...figured its not worth the headaches of managing some high school kids to run the place. I found that here in Tx. with the hot summers it helps drive traffic to the property...

cost to lease a self service carwash?

This is an odd question, typically the current owner would determine the lease price based on market comps or his/her desired return. If I understand you (Richard), you are the potential leasee correct? If that's the case, as MEP mentioned ask for the financials & hope their right, and I would...

How many guys do NOT use air on PS or TC/EC?

Do you have a filter on your compressor? Typically (or at least it happened to me) water that forms inside the air compressor will travel with the air through your lines to the solenoids and rust them out. Installing a filter to trap this moisture and regularly discharging the condensate from...
