I'm not sure where you are but $850K all in seems low to me and I would be very surprised if it was under a mil. The average ticket should be higher as well and might be more like $10. Using .3% capture rate seems a tad low to me as well and I would probably use .5%.

If the gas station is closing then if it were me I would not do it. It's not going to have any traffic coming into the property and can't sell any washes at the pump. That's really the point in a C-store wash.

Low pressure presoak is the only one that is going to do any real cleaning because is can be a very concentrated and have a high pH. The high pressure is going to at best have a pH of 8 or so and wont clean much. Is your setup a Coleman?
