    I had a pulsation problem on a CAT pump and it was debris in the valves. Even a small amount of dirt /grit can cause bad chattering. Maybe order all the parts and then try the easy things like valves first.

    Yuck! I looked into a pet wash but would never do it. You need to clean up after every dog washed! The car wash bay is the way to stay; I would put $$ into improvements in the wash bay instead. Way less hands-on cleaning and attention! My newly-evolving motto:" set it and forget it".

    Yes there is a risk you get back a run down wash. But what mitigates the risk is the fact that you get to keep all payments made if new owner defaults! I'd set some aside in case that happens.

    MY suggestion is as follows: 1. Get wiring schematic from manufacturer. 2. Hire a licensed electrician to re-wire that mess. It will cost you some money, but needs to be refurbished in the way I described, IMO.

    Great suggestions! I will try the grip tape first and see if it holds up / stays put. Then the flap disc idea if no-go.

    I have signs saying not to hold spray nozzle closer than 3" to vehicle. That said, peeling clearcoat is a paint adhesion problem, not a car wash malfunction. I tell customers; if everything on the car wash operated 'normally", then it is not the fault of the equipment.

    I like the idea of a furnace in the equipment room away from the spray. Ducting it in with pvc sounds like an awesome idea. I have radiant heat in mine.
