Thanks for the update.
I have Monex and like them. My only complaints are the STOP button on the screen ( takes 3 secs of holding to end count up transaction and sometimes you have to press HARD ) and the "Client Express" portal. It's a real PITA to find individual transactions and not...
Another thing to consider is “lease-hold improvements”. I have it in all my commercial leases.
Basically anything you install and is attached to the floor, walls etc is considered such and stays with the property
I have 2 Petits and I use Royce. I'd work with them and try to make it happen. Extremely happy with the Petits and Royce. GREAT distributor and service company. I've tried others in binds and have came RUNNING back to them.
I have a tunnel running Dencar. Runs great and I’m a HUGE proponent of their product. Great great product supported by a great group of guys.
What specific questions do you have ?
I just had a similar problem at one of my locations. Luckily, they only damaged the extrutech PVC cap for the edge of the wall.
Not sure what the solution to this is. One time I had a huge tour bus get jackknifed in the bay and they had to get a tow truck to get it back so they get back out...
I would most definitely add CC readers. But these 3 things would be the priority and then see what happens.
Just out of curiosity what was the privies owner listing as expenses? Mostly ins and property taxes?
I'm sitting firmly ( for the last 5 months) at 2.62 washes per vehicle under my plan. Just as I have people that wash every day, I have just as many that pay for m months and either don't use it or use it 1x a month.
Just spent a few seconds on the site but so far it seems straight forward?

I lived in Aventura and Ft Lauderdale for about 10 years. I remember one hand wash on US1 north of Hallandale Beach Blvd that would kill it.
Good luck
