My Mentor is not letting me buy refurbish , I talk to him right now also and he said buy Coleman all new.. and there support will help us.

How can I bring this below 100K, that is my budget :|

Please guide as to what I can use refurbish and what new.
The property has nothing that I can use. everything is takin out, completely empty.
Not a bad list or quote. I would do a 3 or 4 bay setup and leave 3 bays (closest to the equipment room) to decide if you want 1 or 2 IBA (over time). You might do 3 SS, 2 IBA (eventually if electrical and water can support it), and then see if dog washes make sense for the 4th bay. Start with 3 SS and 1 IBA, grow and evaluate, then decide what to do with the other 2 bays. I purchase places that need a lot of TLC so speaking from 3 renovations. Good luck, as Randy mentioned do some homework about the area. You should also check the town water pressure in case you need a larger water pipe into the building or a constant pressure regulator.

I’d much rather have 5HP motors on the self serve pump stand instead of the 3 HP if that is an option. Customers will appreciate the extra pressure.

I can see going the all new route, if you know nothing of mechanical workings of car washes. Enough issues will come up with new install. Hopefully your mentor- distributor works out.

My mentor is not my distributor.. All new is costing a lot and not sure SS can make that kind of money.

Again I don't know what your skill set is and my situation is unique in that I have a small fab shop with skilled guys I can pull from to help me with about anything at my car washes. That being said I rehabbed 4 washes now and haven't spent more than $35K on any of them. That figure includes charging myself my guys time to be onsite at my car wash and not back at my other business.

Again though, I bought used and rebuilt it myself and picked it up myself. Your pump stand for $65K a used 6 bay should be around $10-$15K average, I got a 6 bay once as low as $5K!

The 1034 timer is the main brain that runs the car wash bay. Dixmor LED6 is a far superior product. It allows you to do count up with your credit card system. There doesn't appear to be one in the quote you posted. Credit card is a must.

The XE validator is the bill acceptor in your change machine. It's really not the first choice of experienced operators. It used to be Mars, now it's CPI Talos.

Please don't take this personally but I would strongly suggest you get some more education about the industry than what your "mentor" is giving you. There are a lot of carwash people in Texas. I would suggest seeking them out so you are getting multiple points of view.

As a newbie one cannot get enough education and experience from just one former operator.My experience back before the internet 1989 to be exact I got a bank repo in rural town of 2000. Distributor 250 miles away gave a quote of $ 32000 to equipment on total rehab. I went to Ica convention and was blown away by the options in ss equipment and contacts I made and helpful car wash owners. Bought same equipment off the floor for $ 11500. Did install myself with advice from local electrician, plumber and company that sold equipment even though they never visited.

Thanks kind of what I was kind of thinking. I don’t know how many times over the years I’ve seen a new investor buy a run down or closed car wash sink a whole bunch of money into it and be disappointed at the merger return. They watch the garbage videos on YouTube on how to get rich in the car wash business. There’s a reason the car wash closed or is terribly run down.

No doubt it looks very cool, sleek and modern. I’ve seen a few posts about ss touchscreens on this forum before and the number one fear everyone seems to voice is potential vandalism and the problems it would cause, in terms of function and repair cost, on a screen like this versus a metal box. Unfortunately, many operators have this consideration.

They actually provide a large screen protector similar to the tempered glass on cell phones. We've only had to replace one so far, and that's it.
