    will tap cards reduce fraud

I've been told that for a decade. PCI Security Council sent a notice in 2013 that as of January 2014 no cards would be issued with a mag stripe, then it was 2015, etc. When you see Walmart stop taking mag swipes, then it will happen.

    A Better Mouse Trap

Haven't seen those in years. If I recall, they got stolen at a pretty good clip if they didn't break first.

    Vacuum dirt keeps getting robbed

That's not going to stop someone with a chain and pickup from yanking them off the island.

    Vacuum dirt keeps getting robbed

I can't guarantee that will fit the JE Adams vac the original poster has.

    Carolina Pride closed

Well put. Some of the stuff I've seen has just been so poorly maintained the it just makes more sense to buy new, have it show up in 4-5 weeks, and start from scratch.

    Road Closure

I get it that you've got 7+ years invested in this and you had a plan in place to take it over but like Mike Tyson said "Everyone's got a plan until they get punched in the face". The construction is your punch in the face. Reality is, if you don't get ownership at a steeply discounted price...

    Show me your wash

Yeah, but I'm pretty sure he took a couple of years off my career.

    Road Closure

Most likely, finding out about the upcoming construction was the final straw. Most people contemplate retirement for several years. It's a huge decision with multiple pros and cons. There is always something that tips the scales one way or the other.

    Road Closure

You need to really consider walking from this deal. As others have said, you most likely just uncovered the real reason the wash is for sale. You're going to be looking at mulityears of drastically reduced income that most likely may never fully recover to anything near pre-construction levels.

    Show me your wash

That's a far cry from that first dump you bought.

North Carolina Newbie with 8 bay SS

A plumber is going to know little to nothing about the operation of the car wash equipment. Search for a car wash technician in your area. Preferably, more than one so you can get a couple of opinions.

North Carolina Newbie with 8 bay SS

What exactly does "just need to be connected" even mean? In my experience, that can be anything from some bad hosing to complete rebuild of the equipment. Rent? Not a good idea. You'd be better off with a lease with an option to buy. Best case is to buy outright. You're going to be spending a...

Should I lease a new IBA system?

Pretty much this except you're still looking at at least $500k+ in upfront equipment costs that still make it tough to pencil out. If someone builds a tunnel on top of you, you're toast.

    Advice on 5 Bay Purchase

You're looking at a 70k purchase price(not including any legal/accounting expenses). Conservatively, $100k in improvements and more likely closer to $125K or more looking at the lot and layout. The lot needs to be improved to provide for simpler ingress/egress. Ideally the vacuums should be out...

    Advice on 5 Bay Purchase

Beat me to my exact response. I strongly assume the reason this wash is abandoned is it's just a horrible location and site layout. The aerial view is damning.

    Advice on 5 Bay Purchase

I live in the north. I've seen far, far worse that usually take just some tuck pointing. When your temperatures annually swing from sub freezing to 100 degrees, it happens. I've spent a lot of time in TN, most cinder block buildings over 20 years old have some form of what I see on those cracks.

    Advice on 5 Bay Purchase

The only way you should do this is you are buying the dirt only. This is what you are looking at: 1) Rebuild the stands or replace. If you rebuild them in place you have zero room for the other functions customers want. If you replace with a more compact system you may be able to fit it in...

Buying To Rebuild Or Refurbish To Modern

As has been said, that is one ugly-ass building. Easily top ten I've seen. If, mechanically, everything works it would be the first thing I'd look at. From the looks of it that tree in the back left corner seems to be intrusive. I'd turn that into firewood if at all possible. Unless you're a...
