    Clear Foam Brush Sleeve

I am using the following foam brush hose assembly from KleenRite: KR Part #: HA156FBL1443 At the end of the hose that connects to the foam brush handle there is clear sleeve hose protector. Has anyone tried to replace that clear protector before? I am finding that the clear hose protector...

Foam Brush Chemical Consumption (To High!!!)

Thank you for chiming in Earl. So my first thought was the tip was larger than necessary because it has been a while since I looked at it. To answer your question I personally inspected it and compared it to another Purple tip and they look to be identical. Im at a loss but thinking maybe the...

Foam Brush Chemical Consumption (To High!!!)

Thanks for the idea CB80 I've had that before at another wash but not this one because I don't have a softener yet. Shut it down to remodel and got in a hurry to open it back up so I opened without one. I'm going to take a video of the flow in the tank to see what you guys think. I know the...

Foam Brush Chemical Consumption (To High!!!)

I turned on all the bays and none of them is running any liquid out of the foam brush. I also change the psi to what you mentioned but unfortunately the foam came to a complete stop! I settled on about 40 psi on liquid and 25 psi on the air with pretty good results. Im thinking it has to do...

Thanks for the reply. Yeah I know it's high I'll prbly turn it down. This was was my first remodel so I made the foamers and your right it blew the material out of it eventually. Today I worked on replacing 2 foamers where the material blew out down the line. I'll check what you said about a...

Foam Brush Chemical Consumption (To High!!!)

I have a busy 6 bay self serve car wash. Pump stand is Jim Coleman Super Saver connected by 1" city main water line. On Friday 3/25 I put a new bucket of foam brush soap online and by Sunday morning 3/27 it was all but gone, it had about 3 to 4" of soap left in it. This isn't normal is it...

    Control cable

Do any of you guys know where I can source the same cable Jim Coleman uses in their stands? The vultures ripped out the control cable on the last wash I just purchased and I am hoping to match the colors to the Coleman diagram

    Help w/ buying new Vacs

I changed my motors over to Domel as well and noticed the difference as well but between my 2 motor Coleman vacs (with domel motors) and my 3 motor Coleman Super Vacs (again with Domel motors) I can't notice a difference. I don't recall but you can only pull so many CFMs through a 2" hose any way

    Quarters Clogged in Round Safe

Last car wash I bought had the same problem. You need to first identify the cause....is the drop completely disconnected? Bad angle of drop on the pvc? Trash in the drop? Or what? I called a plumber friend of mine and he let me borrow for free his drain camera. This was a small unit not the...

    Help w/ buying new Vacs

Very important what Earl said about your breaker and wiring. If it can't handle the load you will burn up your wire and trip breakers. I added a 3rd motor to all my coleman super vacs and honestly I can't tell the difference between the 3 motor super vacs and the 2 motor standard vacs.

    Trying to buy another wash.

Profit and Loss always factors in however you are located in between great national tenants and at .49 acres this could be a solid highest and best use land play. Why does profit and loss factor in? Well you need the profit to pay the loan unless you plan to just keep putting money into this...

    Trying to buy another wash.

Do the numbers work at $280K agreed price is the only thing you need to know in my opinion. With the fed raising rates in the near future I would do a fixed rate all day long unless you like higher payments in the future. Me personally I would want to get the wash paid off asap so I would go 15...

When is it worth it to replace IBA?

I tore out a water wizard (myself) and Ryko installed a softgloss all done in 2 weeks. As far as time to replace, a good point was made about lines forming and needing more throughput to increase sales. Another factor is cost to operate in terms of parts and down time due to break downs. If...

    Valuation help

My washes are paid for but I also pay for a guy to go by them daily to pick up, take out trash, minor repairs. I'm not a full time car wash guy though. If I removed him from my expense I'm still a little over 40% For me yes I would consider a car wash property that risky but also it's how I...

Your comparing 2 different things 70% represents profit margin 40% represents avrg expenses at a percentage of gross income Reported expenses is $35,000 divided by $116,000 gross income gives you 30% expense ratio and why I said a little light. Although I just noticed it's EBITA therefore...

    Valuation help

Cap rates are hard to determine bc of all the factors that can go into building or developing a cap rate. For me personally, I don't touch anything with less than 10% cap rate. Sounds like you have a good grasp of what is required to run a wash: time, maintenance, etc etc I would explain this...
