I think it would be really hard to damage the wall with heat while melting ice. I used a torch to melt ice off the side view mirrors of my van the other day and didn't break anything.

It's easy enough to see if it's the coil, just unhook the wires at the terminal strip. Do you have the GS-27 logic controller in your pump stand? I've seen those go bad and cause a dead short. You can unhook the presoak wire to it to check.

I've done it with a rented drill. Takes about an hour per hole, but you just set it up and it runs itself. A couple bollards at my wash were added later, someone just cut a 1/2" thick plate with a hole for the pipe, welded it on as a flange and bolted it down with 1/2" wedge anchors.

It seems like you have it narrowed down to the presoak. Follow that wire, unhook it at every connection and test it. You said you replaced the presoak solenoid - are there not two? A lot of systems have separate solenoids for air and liquid.

You won't get a snow foam type spray because you need air mixed in before it's sprayed. The foaming agent will just make milky looking liquid.

I like the Giant guns. It's smooth and comfortable. I use the JE Adams 7080 because they're so much tougher, but they're nowhere near as easy to hold for the 45 minutes a day I spend washing bays.

I've considered rigging up a can of bear spray with a spring-loaded nail set to trip and puncture the can when the door is opened.

FWIW I know a guy with 14 SS washes, and he is convinced that everyone who owns a car wash is laundering money. I never asked him if he does, but he's part of "everyone." I'm certain that he runs them as a tax write-off - the way he operates, he can't possibly be making any real money.
